Steps to prevent burst pipes Turn off the mains water supply at the stopcock when the property is not let or occupied. In some circumstances the heating may still be used with the water turned off. The average four bedroom house central heating system holds about 175 litres, including the boiler. A water damage claim can be reduced from six figures to a couple of thousand pounds by simply turning the water off at the mains. FACT Keep your home's central heating running at a minimum temperature of 13°C. Warning - if you set the temperature on the frost-stat or too low, then there is a risk that the water pipes may freeze before the heating has a chance to warm the house up enough. 2. Install a flood prevention device, such as Floodcheck. These devices automatically switch off your mains water supply should they detect any leaks. Insulate overflow pipes and water pipes in your loft and crawl spaces. 4. These exposed pipes are the most likely to freeze in cold weather. Lag your cold water storage tank In extreme freezing temperatures, leave your loft hatch door open. 6. This will allow warm air to circulate around loft pipes and water tanks. Ask a neighbour, letting agent or housekeeper to check your house during cold weather to make sure everything is ok. Heating your property and/or turning off the water at the stopcock greatly reduces the risk of a burst water pipe Although these simple steps can minimise damage when bad weather strikes there is no substitute for insurance.
