There are various factors that the owner should take into account:
Financial – building or land value, previous and potential earnings, other financial estimates;
Commercial – type and location of the property, competitive set, actual management model;
Building facility – hotel’s current concept, facilities and amenities, configuration, and other existing aspects.
On a property level, the HAM studies performance metrics and evaluates hotel positioning, net profit and historical performance.
On a strategic level, the HAM values the opportunity both from the discounted cash-flow perspective and from the project’s operational and revenue sides.
The HAM appoints and supervises a building surveyor. They inspect the real estate object and provide a full technical due diligence to certify the building’s proper maintenance and the absence of any inherent defects and reveal all hidden flaws.
The HAM evaluates surveyor’s report and uses it as a basis for Capital Expenditure model.
Some external factors also should be considered, such as governmental regulations, potential developments in the immediate vicinity and others.
