Many people are put off by the idea of taking on a self build project due to the many myths surrounding it. Here we aim to bust a few of these myths and provide useful information to help you plan your own self build home. SELF BUILD IS TOO CHALLENGING! A self build project doesn't necessarily mean building a complete home by yourself. You can commission as many people to get involved with the project as you need. The power is in your hands; you can design and build what you like, or you can choose a company that will take care of all the roles and responsibilities of building the house for you. THERE IS NOWHERE AVAILABLE FOR MY SELF BUILD! Signing up to your self build register will help ensure a plot is available for your self build. If you don't know where to start looking for availability, try using a plot-finding website. Local planning authorities must adhere to their self build register by making sure they have enough self build plots available for you. IT'S WAY TOO EXPENSIVE FOR ME! Self builds can be very costly. However, it is possible to stick to your chosen budget if you research well and 3. spend enough time organising your project. There are many factors that can significantly affect the overall cost of your self build: construction method, size of your project, how involved you're going to be, etc. Building your own property often works out cheaper than buying a comparable home on the open market though. IT TAKES FOREVER TO BUILD! It can actually take less than 2 years from finding an existing plot to the completion of a self build project. This is all determined by how you plan to build your self build project. For example, if you choose to design a completely unique self build as opposed to a custom build with a package company, it may take longer. I DON'T THINK I'M THE TYPE TO START A SELF BUILD PROJECT! Anyone can undertake a self build project with good research and planning. Less than 10% of homes in the UK are currently self built, but there are people and organisations trying to change this. The National Custom and Self Build Association (NACSBA) for example, aim to make self build a mainstream choice for everyone. I PROBABLY WON'T GET PLANNING PERMISSION ANYWAY! You can get planning pemission. The UK planning system will consider custom and self building as long as the rules and regulations of the desired plots are fulfilled. Self build developments that provide multi-plot sites will reassure you that planning permission will be granted if you follow the rules.
