WHO IS RESPONSIBLE? Find out where your electrical responsibilities lie. LANDLORD * Vs * TENANT Every five years and at the start of each tenancy, it is recommended to have a registered electrician carry out an Electricial Installation Condition Report (EICR) in the property. Keep an eye out for tripping of fuses, flickering lights and overheated sockets. Take responsibilty and report any faults to your landlord immediately. If you bring your own appliances into the rental property, they are your responsibility. Check that they are fit for purpose and have been PAT tested for safety. Hire a registered, qualified electrician. PAT test electrical appliances that you supply in the property and are therefore liable for. Make sure they are safe and in full working order. Do not carry out any electrical work yourself - this is the landlord's responsibility to organise repair. Check furniture and furnishings in the property, ensuring they meet the fire resistance regulations. Provide access to the property when any electrical repair work needs doing.
