A Right to Build Policy Exchange Local homes for local people We need to build more homes without antagonising local people. This proposal does just that. One solution is self-build Self-build is already happening in this country And it's not all Grand Designs style houses! Self-build has the potential to greatly increase levels of new housing. In the UK self-build currently accounts for 10% of new homes, but other countries show it is possible to significantly boost that number. 10% 45% 50% Europe UK USA In fact, we calculate that self-build could see the number of new homes being constructed double from 100,000 to 200,000 by 2014. Our proposals will allow local people to build their own home at a much cheaper rate What makes up the cost of a £220,000 home? FOR SALE £220,000 Developer profit - £20,000 Land - £80,000 Planning gain - £40,000 (Levies charged by councils) Construction cost - £80,000 Under our proposals, allowing people to self-build will mean that a £220,000 house could cost just £130,000, by removing the developer profit and significantly reducing the land and planning costs. £130k £220k Would this be popular? 6 million people want to build their own home. Rightmove figures show that 400,000 people search for plots of land every month. We would make this about bringing families together. Those obtaining land could pass it to their immediate family. In other countries, self-build housing helps defuse tensions around new homes. A major objection to new housing is that the designs are unattractive and out of character with the area, often to fit in with petty rules. L 用命 命 命 With self-build local people, not central bureaucrats, would have the final say on what new houses should look like.
