Architecture & Construction Management FROM THE GROUND UP The construction process is definitely an art. There are many factors that contribute to the construction of a building. Architects and Construction Managers play a vital role in the process, and work closely with the building owner. Let's take a look at the roles of these two professions alongside the building creation process. Their role is to design the building and supply drawings to - The Construction Manager will oversee a team of builders, engineers, suppliers, etc. Team of Builders, Engineers, Suppliers, etc contractors 3 Phases of Design SCHEMATIC DESIGN Preliminary drawings (approximately 20% of design complete) of exterior elevations, floor plans, & sections completed by archtiect 20% DESIGN DEVELOPMENT More detailed drawings (approximately 50% of design complete) that include structural, electrical, and mechanical requirements, interior design and lighting (from hired sub-contractors) by architect and a division of work breakdown of builders 50% CONSTRUCTION DRAWINGS Final construction drawings (100% design complete) with final specifications and materials that are detailed enough for the construction manager to estimate cost and build the project 100%- A pre-construction meeting takes place between the owner, architect, construction manager, project managers, inspectors, contractors, and sub-contractors to plan for the construction process. Here a plan is set for: NAR MEETINGS SCHEDULE CONTROL PROCESSES REPORTS CONSTRUCTION Ground Breaking Mobilization Builders will occupy the construction site | Transport heavy equipment Oversees contract documentation to ensure that the contractors have all the necessary permissions, tools and equipment and everything is of expected quality, on schedule and on budget $T Out Of Ground Site clearing | Moving of soil and ground cover | Construction of foundation "flat work" Monitors the work and will information and submit new drawings to builder if any changes are to be made Oversees the construction process making sure everything is of expected quality on schedule and on budget Topping Out Frame complete | Windows installed | Roof | Interior framing | Rough plumbing/electrical may begin Monitors the work and will respond to request for information and submit new drawings to contractor if any changes are to be made Oversees the construction process making sure everything is of expected quality, on schedule, and on budget, all documentation is collected, and overall project quality assurance implantation is implemented шш ШШ Weather Tight Exterior siding | All doors & windows installed | Lighting | Masonry | Structure is weather/water proof Monitors the work and will submit new drawings to contractor if any changes are to be made Oversees the construction process making sure everything is of expected quality, on schedule and on budget Ready to Close-In Frame is inspected | Rough electrical complete Monitors the work and will submit new drawings to contractor if any changes are to be made, preparing punch lists and acceptance of work Coordinates the work of the owner's interior contractors, furniture deliveries and equipment installers, and reviews the documentation for the facility managers to prepare for occupancy.
